Following a successful viewing and offer acceptance we request the equivalent of one weeks rent as a holding deposit (monthly rent x 12 divided by 52 = Total). This is non refundable in the event the tenant pulls out, fails the references or delays the agreed move date dramatically.
Identification: You will be requested to provide us with the following;
- Passport - Driving License - National Insurance Number - Proof of residency i.e utility bill - Visa and work permit if applicable
References: We use one of the UK’s leading referencing companies RENT4SURE. An application form will be conveniently emailed directly to you for completion.

In most events you will be provided with an assured shorthold tenancy (AST), this is the most common type of tenancy if you rent from a private landlord or letting agent. You usually have an AST if: your original tenancy started on or after 28 February 1997, you don't share any accommodation with your landlord and they live elsewhere. You will be provided with the following;
- Energy Performance Certificate (EPC) - Buildings Insurance for the property - Gas/Oil safety certificate - Electrical safety certificate - How to rent guide (link below) - Damage deposit registration certificate and Terms and conditions (link below)
Inventory/Check-in: An inventory/check-in will take place on the day you receive the keys and the tenancy commences. This will provide a detailed report of the condition of the property internally and externally and it is recommended that you are present for this appointment.
Check-out: A check-out report will take place on the day the tenancy comes to an end. This will provide a detailed report of the condition of the property internally and externally.
Deposit: We are a member of the Deposit Protection Service (DPS), one of the schemes created by the Government, to protect tenants deposits when entering into Assured Shorthold Tenancies (AST).
